See how you like being a landlord, if you enjoy it you should have the ability to leverage yourself into a lot of units very fast but if you don't enjoy it than you should be able to liquidate and still come out on top.

So why not buy a not so well maintained home for 560k and renovate it and enjoy the newer upgraded home.I feel from a buy and hold point of view it will be much better to pay more for an already upgraded home as all the upgrade costs are being paid for by the 30 year loan which comes with tax deduction and you pay it off with de-valuated dollar over time.
