it takes the same amount of work to do a 500K loan as it does a 50K loan. the loan balances are smaller so income is MUCH less, so the banks return on overhead and time is far less. it's a product banks provided to keep a big customer base, not a money maker.

We'd like to do a no doc cash out refi on our personal residence but we haven't dealt with brokers since before the big financial meltdown so I'm not sure what the process for a no doc looks like in todays climate. 

Only Brokers can perform certain tasks.

talk to a good mortgage broker who works with lots of banks, local banks, etc. and see if he has a better option for you.

I had a broker license for about 30 years and I was born and raised in Dallas, Texas. 

There are a few good programs for Coastal properties here, the buyer just needs to find a good broker.
