The STR experience has a lot of run and as many home owners are investing in buying STR or some becoming Arbitrager, i see communities becoming more receptive to the concept, but it is not without political fight at the ballot box. 

Folks on the coasts can't believe such deals exist, but the fact that I have many of them proves the concept. 

I know people "throw out" the concept of putting in for a zoning change. 

If you title agent is good, they will look at water/sewer and this may appear on your side of the settlement statement as a reduction from proceeds...same concept with property tax...but that's another discussion...

Infinite banking has always been a very intriguing concept to me, way to put it in action!

Working title is Flip or BRRRR, and it's a game (mostly) designed as a fun game that could be a gateway into an interest in real estate investing, or for those who are new to REI and the BRRRR concept.

My husband and I purchased our 6 bedroom househack here in the Sacramento CA area in November 2020 and are working toward purchasing a STR in Joshua Tree in the next 1 - 3 months (we just started our 90 intention journal on Sunday!) 

Public adjusters are a new concept to me and I don't fully understand it.  

But the concept of paying down their mortgages without them incurring the gift tax was an interesting one.  

David Greene touches upon this concept in his book, out of state investing, but you are much more likely to arbitrage your profits into another state and get a better ROI since California real estate is an appreciation play more than cash flow strategy.
