Thanks @Russell Brazil It is not my idea, but I stored it way in the back of my head in case the opportunity came up to use it.When Anne Arundle County MD had live tax auctions they would announce beforehand that if anyone needed to buy the lien on their own property in order to clear up the title, to please stand up and say so, when their property was announced.

l will do that...need to get out of rat race...hour and half traffic driving me nuts!!!

I am more concerned with the nuts and bolts of the deal.

I think I'd go nuts. 

Looking for someone to consult on how to skin this cat, and ideally handle the nuts and bolts.

My market here on the Jersey shore is nuts and while the deal in front of me is fairly priced, 25% down is a big nut for my first rental property.

These type of sellers are tough nuts to crack. 

Here's where it will drive you nuts until you have a nice portfolio.
