Pending Divorce & Upside Down VA Loan

HOW CAN I STRUCTURE A DEAL?

This is ridiculously sensitive as I just...literally 5 min ago, learned that a good friend will be divorcing after 12 years of marriage. I was the selling agent on the property which was purchased with the anticipation of starting a family (5 BR). Fast forward, Phase I of new construction, VA Loan...market crash Phase II selling at $60K below...no kids....divorce.

History dictates that my advise will eventually be sought after.  What are the possibilities  in this scenario?
