The cash flow numbers I consider are after Vacancy, Maint & Cap Ex (which would bring your cash flow to less than $200 to compare apple to apple).

as a flipper and broker in WI (marketing my 20th flip) the best deals rarely come from MLS in Hot and heating up markets, cuz every Tom Dick and Harry comes out of the woodwork with no idea where else to look, they say, "hey we should flip a house, like on TV" so the easy ones get driven up in price, and your margins driven down. that being said, I have flipped listed properties, (6 i think) and have made ok margins, but the ones that were fantastic were acquired through other means.

Townhouses are nice because it's much easier to run apples to applies comparisons to get your ARV, and there are many townhouses in the Ewa-Kapolei-Makakilo area.

I would say remove bad apples ASAP.Make sure to calculate one or two month vacant unit in your purchase price.Example:~~~~~~~~~~~~~~~~~~~~~tenant x monthly rent is $750 tenant y monthly rent is $750tenant z monthly rent for $600 $2100 off your estimated purchaseFYI: Some clients included legal fees and estimated cash for keys        off their initial purchase price.

Steve jobs didnt have 20k when he started apple, i know its a bit extreme but you get my point, dont discount yourself, 20k is a good enuf chunk of change to do something.
