It definitely keeps me motivated and helps me improve.I'm a Software Engineer, but I have been flipping homes on the side for about 4 years.

Maybe write at least one offer based on the terms YOU need, and negotiate from there?

Don't take my word for it, I'm quoting an investment banker who writes for the Wall St journal.Overall I know a lot of savvy investors cashing out of Elmwood and moving to other neighborhoods for cash flow and appreciation purposes.

You might look into some of the e-signature software that is out there so you can get rid of all the paper cluttering up your life!
