In other words, if I expect to spend $5,000 to replace a roof every 20 years, can I use DCF analysis rather than simply dividing $5,000 by 20 years and using this as my annual allowance for replacement?

This has been my personal issue these last couple months, learning about what is really going on with lenders and knowing what actual products are out there rather than just taking every lender on their opinion or word about what I can or cannot do.I thought conventional loans were the same for anything 1-4 units but each lender I spoke with (over 15) said that it is not the same terms (5%) for a 3 or 4 unit with conventional loans.

I haven't picked any, but have since been listening to podcasts and going through my key word searches just to get some RE education.My hesitation is not knowing the out of state markets, having to invest time to visit and vet a team and backups, and then having to go into maybe lower tier properties.
