The wholesaler is requiring a nonrefundable $5k earnest money due upon signing of contract.

I'm just getting started looking for my first deal to wholesale.  

You might look for a wholesaler that can find you a deal.

Again a very good question, if you are currently doing a  wholesale deal per month and your buyers are happy you should grow as the word gets out to the investor community.

I specialize in Wholesales, flipping Tax Deed Land Lots, Multiple Choice Offers and Seller Finance Rentals where both the Seller and the new Lease Option tenants pay me, leaving me with a little cash flow while I wait for the mortgage balance to go down and the property value to go up during the 1 to 3 yr Seller Finance period.

The question is, should I approach them as potential buyers if I have properties that I  buy at 70% off Retail?

As a Wholesaler, do I work with the Purchase and Sales Agreement and the Assignment of Contract or just one of the two?
