I am seeing about 5% vacancy rate but that will highly depend on where you price your units, how nice and appealing and in demand they are and how good are you at screening and management.

I’m reading up on Wholesaling from books, podcasts, YT videos, and forums, and have a basic idea of Wholesaling transactions, but I am struggling to connnect all the dots and visualize/understand how to start/scale a Wholesaling business, build a network, and how to start my first transaction.

. - calculator, visual inspection and knowledge of the area.Question 2. - positive cash flow, positive trends in the area like population growth, area revitalization, economic stability (not just one employer)Question 3. - if you are new, it is a good idea.

Yeah, I’d see it as just a hope and a prayer that it came to fruition....2 years later, your buyer can’t buy, so you can’t buy, owner gets a trashed house back.....not very appealing.  

Our only family here is my mother and step-dad, so there's an appeal to being close to her people, but a burden to not leave behind my aging mother. 

Therefore, my first plan of action, after I closed, was to appeal the recent tax assessment on the property based on my purchase price.
