South side slopes pittsburgh

Anyone familiar with the South Side Slopes neighborhood of Pittsburgh, PA? Looking at a house that borders Arlington neighborhood by south side park..numbers make sense as long as rent comps are accurate. I’m seeing 1000-1300 for 3-4 bedrooms. Wondering what vacancy is like, and how well tenants are that want to live in that area. Seems like it could be a great location being so close to city, but knowing Pittsburgh one street down too many can turn pretty bad which is where my concern lies. Thanks for any insight!
