I would say many of the same aspects of the advice you see on the sf and multiplexes can apply (similar on cash flow analysis, screening tenants, etc)..Also, I am assuming buy and rent (but one could try a flip I suppose).

It wouldn't cost too much more to hire a property manager and they would do all the work for you.There are services available for screening that won't cost you a dime or require any effort on your part.

I dig the audio info because I am recovering (slowly) from a concussion and I try to limit screen time and reading which is hard when my 9-5 is almost all on the computer and I'm in the middle of my first 'real deal' which closes next Friday (holy ****!).
