Any Good Deal Software?

Question

Hello Everyone,

I was wondering if anyone knew of any actually good software for finding deals and analyzing them. I can do them by hand which is not a problem if I absolutely have to but why not expedite the process. I am a new investor and I'm waiting for some funds to come in so I can start properly however I am doing whatever I can with the little funds I currently have. So in short I'm planning ahead. I would appreciate any advise. Thank you. :)

@Minas Dovlatian  It depends upon the type(s) of leads, and the funds to invest... but look at: REI PRO, ($89./mo.) the Push Button Auto Marketer, ($1k.) the new one on Connected Investors ($1500.) and there are several others, but they aren't as comprehensive. REI PRO seems to be the best value for finding leads, and it's a complete "1- 10 step" process roadmap, will call scripts, etc. I intend to "sign- up for" myself, here shortly. Then there's everything from ReboGateway, to Ron LeGrand's VA services... but for prelim analysis, you get a "thirty day free trial' of REI PRO, for no investment, which is actually enough time to familiarize oneself with the software, unlike many "free trails!" (That said, the quarterly billing thereafter isn't cheap, for new customers.)

Not 100% related to your question, but I would advise against trying to screen multiple deals quickly based on some "general" criteria. That may be ok if you're trying to understand or learn a new market, but when it comes to analyzing actual properties, things like vacancies, maintenance, cap ex, rent, etc. will vary greatly, even if they are in the same city or zip code.

Yes, it takes more time to look up and input actual numbers, but your cash flow projections will be much more accurate and you may actually find good deals that other people
