Since I reside in Fishtown I think I can assist a bit.Does the basement have a legal exit from the basement (Modern or Older Bilco Door/Ladder to get out)If not, the basement would not be a legal finished basement.

So I have done a fix and flip with two even split partners before however they were a family and a friend so it made it really easy (in my case) to work together and get the project done.

In my world it usually means one of two things, fraud or error.

Here’s a glimpse of our last 72 hours:On Saturday night, two kids trespassed and broke the security gate lock at one property.

Apparently there were two sisters that sold it to him and only one signed but she had a letter stating she was power of attorney for the other sister but apparently that doesn’t hold up (I don’t know why) and Yes I didn’t do a title search when I brought the property from my father 🤦🏽‍♀️. so for the pass 15 to 20 years ( I think) this womans name has been on the tittle At this point idk what to do I have looked for her called siblings turn in paperwork stating her sibling was power of attorney and nothing has budge I own my house free and clear and it could help jump start my real estate career.. please if you have advice I would appreciate it P.S ALL ADVICE RECEIVED TO ME WILL NOT BE LEGAL ADVICE BUT MERELY SUGGESTIONS OF THAT PERSONS EXPERIENCE.

Richmond is a tiny town far away from any city. 

Regardless, you sort of need to take two steps at once: A) talk with an attorney to understand your options and nuances of those options and B) start having conversations with people you might think would invest with you to understand if there is any real interest, what they are looking for and if you can realistically offer that to them with what you are doing.Once you have that, then you need to understand underwriting with investor capital, proper fees and profit splits, taxes, reporting, etc.
