I located a great deal on a vacant condemned property that is paid for in full sitting on over $300k in equity.

Nicole - the HELOC is a good option for the  down payment source …..if you dopnt already have the heloc in place ..get it in place  for as large of aan amount as possible  …….once you locate a property to purchase - you can then  determine if the HELOC  is something you want to use for all or part of the funds needed

I believe CoStar has a feature that helps you locate owner info.

Where is the property located?

I flip and my friends who are REI also seeing shrinking profit margins not only due to rising material and labor costs but also the loss of multiple bids.However, with any market there are locations still commanding high dollar.

And if anyone deserves to make money from a vending machine located outside the premises, I feel it should be me.

Bottom line is after 6 months in escrow we finally were able to locate the second lien holder.
