In my last post I discussed using Fannie Mae's delayed financing exception to allow for pulling the cash back out before the typical 6 month seasoning period, and in the comments @Steve C. led me to a post outlining a different approach using a LLC-to-personal loan (see https://www.biggerpockets.com/forums/48/topics/460294-how-to-cash-out-1-4-unit-property).

If the activities rise to the level of a trade or business and you/the entity are/is a dealer with respect to the mentioned properties, the income would not be capital gains but instead ordinary trade or business income subject to SE taxes.I'd recommend you engage a professional to help make the decision (especially if you expect first year net to be $300k), as there are qualitative and quantitative factors that need to be considered.

These have no limit on the # of financed properties you have, no personal DTI requirements, allow entity vesting, and base the loan on subject property cash flow and FICO among many other benefits.

I also like the limited partner aspect, meaning that in the unlikely event the deal goes south you won't be subject to liability beyond losing your initial investment.
