Apparently the O/O end buyer pays the price not knowing if the property is the actual size or having the buyer pay more than the actual listing.

Depending on the size of the transaction, $500-$750 is likely close.

It is off the charts how many letters I have gotten, some have sent up to 3!

I have 2.2 acres, beds are slowly growing in size. a few boxwoods , Liriope  some azaleas, A few knock out roses for color and I get a lot of complements.steel edging and a couple of pallets of cypress mulch. 

Specially if the price range is 300-380k price range, a lot of people qualify for loans that size according to LACDC.
