When agents wholesale mls listing 😬😬😬

I have been flipping houses since 2005 and over the years I've seen plenty of unscrupulous things done by licenced RE agents like listing a 3/2 and it's actually 2/1. Now they try to wholesale mls listings, where does so called "ETHICS" come in to play. Apparently the O/O end buyer pays the price not knowing if the property is the actual size or having the buyer pay more than the actual listing. Who's looking out for who? When we flip houses it's listed by the actual size and we assist the end O/O buyer on closing. So when you purchase houses to flip or rehab do your due diligence especially when RE agents or wholesalers are involved. What are your thoughts?

I feel if the property you are looking for is on the MLS, it is too late. Using strategies, you can find the best deals before they are listed with a realtor. I would still use a realtor to close the deal, but finding a property that is in distress, or finding owners who need an exit strategy is a good way to find great deals.
