Sell one and buy several.  

Hello BP Family,Just wondering your thoughts on New Builds as an investment- whether it be a build and sell or build and hold long term as a rental.

Only thing investors have to control is the cost of land. 

I don't care if you include the lot in the cost or not, but specify if you do. 

If I sell, I pay off the debt, lose the asset, and have no more monthly income from the property but I would be DEBT FREE, which is very enticing.

There are initial and annual costs involved, and you have to sign up with a brokerage. 

One of my neighbors met with me the other day, who is retired along with her husband and they plan to sell their paid off 5Br with completed basement house valued at $750K in the same neighborhood and buy a smaller unit near Warner Robins GA.

Wanted to check here first before speaking with my attorney..I have a portion of my portfolio to sell and would like to provide financing. - held currently in a single LLC Would I be able to sell 3 properties with financing per year and at some point be holding +12 mortgages ?

If it cost you $100-150 per month it will be well spent money.   

Tenants are responsible for property taxes, insurance on the building, and common area and maintenance costs under triple net lease.
