I have two questions about Colorado renting to make sure I’m doing it right.1) Do I need to disclose to my "roommates" that I am the landlord and owner?

She recently came to me and said she found a roommate and was wondering if she could add her (Jess) to the remaining months on the lease (7 months left).

In other words, even if one tenant pays $400 for a tiny room and another roommate pays $800 for a master suite, each tenant is still liable for the full $1,200 rent, even if some of the tenants flake out.All for one.

I would much rather not have to rent to roommates, but I want to keep my applicant pool larger.

I'm currently renting with a roommate, and the rent is very affordable, however I believe my plan should be to buy and hold for my first property, living there myself with an additional roommate.

@Adam York most major or local areas have a Facebook groups dedicated to finding a roommate or even an apartments so if your price range is within someone budget of finding a roommate u can subject your rental.

I have roommates in another property so buying together is not in cards. 

My questions are--1) Do you have the tenants sign a lease or just a roommate agreement with the house rules?

And ditto with the single family homes, duplexes, triplexes, owner-occupied in-law suites, and roommates looking for a new roommate.

I was able to bring my prior roommate with me (friends from college) and am cash flowing $800 before repairs and maintenance on the old spot!
