Or should I wait until that opportunity comes along and do the refi then instead of sitting on a pile of cash that isn't producing?

I always recommend starting out as a licensed assistant to a top producer, but I don't think that'll work for you since you already have another daytime job.One thing you'll hear about in this business is you get to control your time!
