I also recommend having a look at the overall grade of the property, if there are low areas next to the foundation water can still collect there.

Like the new roof (done for $3k), foundation issues (done for $6k) and grading the land to resolve sinkholes issues (done for $2,600).

The design is super cute and so refreshing considering I spend my days looking at homes with wall to wall carpet and the most builder-grade finishes you can get.

It comes in every color and style laminate does, it's not susceptible to moisture and water like laminate is, the cheaper value vinyl is typically as durable or more as some of your mid grade laminates, easier to replace when one piece is damaged...and as Hadar said, its way easier to replace a damaged piece of vinyl plank than it is laminate, and it installs far more easier with much more flexibility 

There are also janitorial & abatement companies that will come in with industrial grade enzymes and spray, this does NOT cover but changes the PH and KILLS the odor so it won't come back.

Granite can be costly depending on the level / grade you choose; should be sealed yearly depending on the kitchens use. 

That should be your Grade A granite install price.
