I say 20 as in RE to take a security interest you may be limited to a minimum of 5K, so in a perfect world, you could find 20 deals, the world isn't perfect.

As has been said already, there are creative ways to structure a deal to accomplish the same thing that are perfectly legal.

Unless someone is "perfect" everyone will make a mistake.  

But of course, nothing’s perfect, and even after all of your research you may, at some point, find yourself spending more money than anticipated.
