Don't spend so much time getting even with the realtor/seller that it gets in the way of your objective as a real estate investor.

Also have mentorship program, where they can guide you step by step thought first 3 deals for 25%.I have not used these guys my self, so cant speak from experience, just from what I heard.

Floyd,Is this LLC going to be using SDIRA (Self Directed IRA) funds or just be a 'regular LLC' outside of IRA (or other retirement) funds?

@Steven Hamilton II,good point, leveraged real estate in Self Directed 401k is NOT subject to UBIT!

Both had different investment strategy that entailed a buy and hold model that proved very successful allowing time for family and early semi-retirement (as im sure everyone would agree a landlords job is never done).While my objective is similar to that above, my path and goals are slightly different.

I Also have what you can call a self-directed IRA LLC with checkbook control that I can also use if I see that the numbers are in my fave.Any suggestions / ideas / advice would be a great help.

I agree with Andy - get in there and assess the property, to see just how much work is left.Also, does zoning allow you to put a basement apartment in?
