Undecided investment path - Marietta GA

Bigger Pockets Members,

Great podcast shows. I'm on show 22 and I continue to go down the list along with reading all your post. But I'm still undecided to what path to take in real estate investing.

I'm currently a small business owner (very small) in the construction industry. I have a very small amount of cash that I'm willing to invest to start (10k). Can anyone help me out with any advice on how i can get a ROI on such a small investment amount? I Also have what you can call a self-directed IRA LLC with checkbook control that I can also use if I see that the numbers are in my fave.

Any suggestions / ideas / advice would be a great help.
