There's no right or wrong answer...it's what you happen to need to accomplish what you're trying to accomplish.

If your goal is to quit the hell job, then you're going to need another source of income.

You are going to need a few of them.

Most of the multi market got eaten up before the SFRs, theres still deals out there but your going to need to move quicker and spend a little more.  

My humble opinion is that you really need to develop budgeting muscles.
