I have seen the 10 thousand dollar remediation work and they just remove the moldy material and spray down with something to kill the mold.

Myself being much younger I'd hold/rent out the property for possibly some time.Example.Estimated value when finished - Cost of house + Cost of repair material = profitthen split profit 50/50, with partner holding his part at prime rate over a determined amount of years..I know this is very rough idea and I have thought about for quite some time.

I've never worked on mobile homes but on rental houses I go next size down and put in wood material (shims and small boards) to fill the gaps and create something solid to screw through the window into the frame, then fill the gap with spray foam and wrap over with aluminum.

sold that place too.Make friend with the neighbors, secure the property, carry insurance, and be conscience of the crime in the area, will go a long way to reducing your odds of break ins.Also don't leave tools or other valuables at the property, and only order materials as you need them.Steve Babiak, we used to use double cylinder deadbolts on properties but a PA locksmith told me that there was a state law making them illegal.
