It's good to be a landlord in massachusetts (sarcasm)!

I graduated from Furman (Greenville) and Clemson Uni and I am looking to buy a condo or SFH in Clemson area.My second goal is to buy a primary residence to house-hack in MA (Franklin, Canton, Milford, etc.) since I currently live in Boston.

In Massachusetts the requirement is 68° in the winter.

I live in Boston, MA and work in Providence, RI in affordable housing (development financing), which has really helped develop my interest in real estate.

This did happen to me and the MA law is like your law that its where it lands BUT that is for healthy trees. 

We are  currently debating a move to a more affordable market then our own and are looking in Boise ID, Raleigh- Durham NC, Austin, Tx, parts of Florida and parts of MA.

(especially in Massachusetts;-)

some might cringe, but i do not collect a security deposit because in MA it's damn near impossible to justifiably keep it anyway lol. i have my local tenants pay first and last. per state law, the last month's rent & any sec dep is to be kept an interest-generating bank acct, and the interest is to be paid to the tenant when they leave. alternatively, you can cut them a check for like $50 at the end of each year. truth be told, i've never met a landlord who did this, or HAD one who did this when i was renting. always partner with a real estate attorney in your state with questions like this, especially if you're in a tenant-friendly state!
