some might cringe, but i do not collect a security deposit because in MA it's damn near impossible to justifiably keep it anyway lol. i have my local tenants pay first and last. per state law, the last month's rent & any sec dep is to be kept an interest-generating bank acct, and the interest is to be paid to the tenant when they leave. alternatively, you can cut them a check for like $50 at the end of each year. truth be told, i've never met a landlord who did this, or HAD one who did this when i was renting. always partner with a real estate attorney in your state with questions like this, especially if you're in a tenant-friendly state!
