Hello, I am trying to get an idea for the tax consequences I would face by selling a property that I acquired via 1031 exchange. 

Right now the idea doesn't pass the most basic underwriting.

Why don’t you give us a little back story on this, I assume you didn’t just wake up one day and decide this.Letting it go to foreclosure would be a Terrible idea.  

Well I have no idea where you are or what you've done or who you've talked to, so forgive me if I assume all you've done so far is seek out sellers.Consider: getting an agent.

This will give you a better idea and then just focus on one area of RE.
