David Light are you still doing any investing in Abilene?

I spent the summer guiding fly fishing out of a remote camp in Alaska, which forced me to become a landlord (had to rent my house out) and the light finally went on.

The room they are renting is my garage lightly converted to include a full bathroom.This tenant and his wife have been problems since they moved in in July.

And, to be honest, based on what you wrote it's your responses to the tenant that sound off.If I had a tenant call me with a minor/frivolous request (i.e. secure the crawl space door, change a light bulb, whatever), I'd just politely explain that something like that is their responsibility and I'm not going over there to do that. 

I am a chemist...can not assume that the blue color is from copper.

This would give me the $28,750 I need for a down Payment on the new rental with $10,250 spare as reserves for 6+ months on the property and any light repair work that may be needed.

Ceiling first, but you'll still have to tape off when you go to spray the walls unless you do everything the same color/sheen.

I was told that claw foot tubs can easily be sold and I’ll install a shower insert but create a nicer vanity/decent lighting (ladies like good light!)

He has offered to buy a new stove with "lights" to help him remember to cut it off.
