You can certainly get HELOC's on your properties while they are in your personal name but there will most likely be a due on change of title clause in your agreement...although that may not be enforced.

Don’t do this on your own.Best of luck to you, John.If your providing auction money your not Loaning money as a secured mortgage lender.. you wont get the trustee's deed for a few weeks after the auction.. so what investors do there is simply take title to the asset.. so your not lending and then a JV agreement with the person doing the work.. this allows you security you OWN it.. your not loaning on it so you don't have to worry about NV license laws which as stated those guys are the real deal when it comes to enforcement..
