I had tenant stay 6 years. On move out there are a lot of holes from pictures. I painted house myself 3 years before renting to paint now 10 years old. How many years do you go before painting?

As needed. The bigger question is, what can you charge the tenant?

If it's beyond the reasonable life expectancy, paint it and eat the cost. If it's within the life expectancy, charge the tenant a prorated portion based on the remaining life expectancy.

Life expectancy depends on brand, condition when the tenant occupied, and other factors. It's more of an art than a science but any time you charge the tenant, you need to be able to justify your decision if it ends up in court.
