I heard in a podcast that the inventory of homes is back to pre-pandemic levels in some areas and I have noticed more price cuts in general -  but that's mostly the greedy sellers trying to list their homes for way more than the current market value of the home.

I am stopping everything and it is back to the drawing board for me.Makes sense right?

What would you advice, should I go ahead and start out of state investing with section 8 why I continue to pay rent or patiently wait till I find a property in Houston to house hack (This will take some time away from my goal of investing in a certain number of units this year).Please share your opinion.Thanks House hacking was how I got started back in 09. $200 million worth of deals later, I am very happy with my decision to house hack that 1st house back in 2009.

@Mariam Diong Harsh reality; nobody is going to guide you.If you're completely new to REI and don't have connections (me back in 2018) you have to learn it on your own.

They are nationally recognized and should be able to give you guidance.EDIT - I put in a call to them and waiting for a call back so I can get you to the right person on their team for help if you decide to go that way.

Alternatively, what's the best way for my friend to get their funds back without any tax implications (if any) for him and business?

My last house before this back in March was 214k all in with rehab and rents for $2465/month with section 8.

Be sure you understand the tax benefits and the errors that are often made that limit those tax benefits or come back to bite.
