I'm looking for suggestions on banking institutions, lending terms I should be looking for (30 yr fixed, 25 yr because its a partnership), typical interest rates, etc. 

Tough to convince any institutional lender to loan you $20K. 

With an equity partner you will likely need a private loan not an institutional lender.

I'm interested in participating in the zoom call.

However the lender sold the loan to another institution and they want us to jump through hoops once again, just to borrow the remainder of the money, even after the large down payment. 

I have participated in several Calls to Action to send these emails out and in each case, I receive communication back from my Representative, one that they received it, and a second later on addressing it. 

DSTs generally come with already placed institutional debt that the investor assumes their share of.

Hope all is well, one thing for sure a few years back I noticed not a lot of people from newark nj participate in this website.I was also looking but decided to learn how to wholesale instead and had great success.Now fast forward I'm still new but have cash, not sure if your running into the same problem but im having issues finding realtors, reliable ones anyways.We should connect because im looking to use a FHA, 203K or just wholesale again or out of state investing because I know I'll be able to leverage my funds further.One thing for sure the stock market and real estate makes no damn sense at the moment everything is high for no reason. 

I think its wonderful that you both can participate in a project like this, and there are many exit strategies available.
