Life expectancy is much higher, they cost less and if ever glass unit has to be changed, it is much easier as vinyl windows come with glass stoppers that just pop out and then back in. 

Yes, they will leave "some day" but you will have created a working partner for life as well.

The idea there would be, is it fair to the sons to burden them with a almost a full life cycle of the loan for a debt that grandpa as PR and Mortgagee had material knowledge of, failed to deal with but still may be entitled to some form of recovery?  

I want to break into investing in income properties, and build wealth over the next phase of my life.

So the real question you should be asking yourself is what do you want out of life?

i know you don't have much to go on but budget wise, do yo think 15-20k is a healthy budget?

I got a 15k lesson in that one this last year and two other BP members got even more expensive lessons with this one frequent BP poster  :)  I can laugh because 15k is not going to change my life.. but other investors this could be serious Its why I am in the 1% of  BP frequent posters ( and it could be far less than 1%) that think that paid training is one of the best ways to actually get going in this business as opposed to thinking you can listen to a few pod cast read a few blogs read BP until your eyes bug out and your all of a sudden going to be a successful RE investor...
