this would let you go to REIA meetings and network, look at properties in person, drive neighborhoods, meet locals, and build a network.with interest rates and prices high, investing right now is taking extra work, creativity, or both. 

In my mind it seems like it would be hard to coordinate furniture and appliance delivery as it may require a special vehicle and/or extra manpower to take something up 70+ stairs.

Since you're selling 8 SFRs, this could break up into multiple distinct exchanges (most likely), but you have the option of combining multiple sales into single exchange purchases. 

The self serve option is hit or miss, I wouldn't use it in a city with strong squatters rights.

Do I have any other options?

We've also discussed the fact that these are all optional, cosmetic things that if don't fit in the budget, simply won't be done or will be done at a later date on my own when I get around to it.
