The second document was a Mutual Release Form.

The lease was recently extended by Dollar General in early 2019 for an additional 10 years and Dollar General still retains 2, five year options.

@Syed Hussain - Did you or your tenant opt not to extend the lease or did the lease extend automatically for another year or month-to-month?

Currently I am trying to buy a condo that I would like to turn into a rental because houses in the area make me feel like I would over extend myself.

@Kelly Putz  - I would encourage you to read the newly release guidelines. 

They will REQUIRE a signed release by the applying company saying that the applicant authorizes the release of their credit information.

If that is the case, I would allow your current tenant to extend and then use the extra time to find a new tenant.
