Newbie in Gresham, Oregon

Hello! My name is Jacob Frison. I am 22 years old and married with a 7 month pregnant wife. I was born and raised in Gresham Oregon with no real emphasis on financial literacy. I moved to Oahu for four years while in the Marine Corps and noticed that almost every wealthy individual that I met is in real estate. I want to get into buy and hold real estate but do not have a lot of capital or a portfolio. Currently I am trying to buy a condo that I would like to turn into a rental because houses in the area make me feel like I would over extend myself. I am also working while studying to get my brokers license.

What should I do?
