@Jake EbanksIf the buyer will accept a Quit Claim Deed without warranty, doesn't care if the title is clouded and not clear, and is not getting institutional financial or title insurance, THEN you're good to go.

Most likely the point that the agent was trying to make is that there is an abundance of buyers who are paying cash under $100k and the chances of your financed offer being accepted are significantly lower if the seller is sitting on a pile of cash offers.
