Hey guys, I want to know if direct mail is still effective in today's market and if it's working for you.

You have effectively financed your closing costs.  

That also falls in the same way of I could afford to do some marketing, but not having enough equity to do all cash as well it makes that marketing seem not as effective.

Hi all,I'm getting some prelim rehab estimates for a rental house I'm trying to buy and i had some questions about material grades specific to my area/state.Flooring - i want durable/tenant-resistant but cost effective.  

A 3 month inspection and/or A/C filter changing service (or your own) may be cost effective.

We met yesterday and went over things and signed the listing agreement and I told him that there were a few things I needed to get done that might adversely effect the image of the listing if shown before they were fixed.

What are the most effective marketing tools you are aware of for a situation like this?
