My biggest knowledge gap is in the area of raising capital - to date, I've used my own money, but it seems apparent that will soon be a limiting factor if I don't change sources.My goal is big but straightforward - in 5 years, with my new investing partner, I will assemble a portfolio of properties to generate a steady, significant stream of income sufficient to replace my current job.

If it's me as the landlord that can't guarantee the move in date, the lease states: "The landlord is not responsible to the tenant if the landlord cannot give the tenantpossession of the dwelling unit at the beginning of the term.

There is a military reserve base here, so I know there will always be a small, but steady, stream of decent renters available, if I choose my property carefully.  

As a landlord you want to  be concerned most about your property (dwelling) and your liability.

It is my long term goal to build these passive income streams and this will be as good of a start as any.

But I, like you, will be living very frugally, taking advantage of as many budget hacks as we can - renting a small one bedroom apartment, streaming tv, etc.

My goal is to be able to develop another income stream entirely.  

Some are even tearing down the old replacing them with brand new dwellings.
