. :)If your future plan is to someday maybe rent out by the room, Fannie Mae will not go for that, since that would be a wide open door for people that don't have the income to qualify for what they want to just make up fictitious possible hypothetical future income sources that may or may not ever exist or pan out.

But the handy man is there for an emergency, broken window, sump pump problems, door won't shut etc.I want guys working on my houses that do not have that creepy factor, it sounds a little silly but my tenants are about 75% female college students so I can't have guys lingering around, they need to get the job done and get out.

The contractor with the "leave tiles in/floating option" also explained he would trim door bottoms and jambs for the proper fit if we did the floating floor.

Rust belt areas were there are tons of vacant houses tough neighorhoods and burnt out landlords are the better areas for wholesalers the price points tend to be low and agents don't want to fool with them.I would not go into this business undercapitalized .. other wise just drive around a bit and knock on doors throw a few bandit signs up and see if you get lucky
