Being apartments, i.e. commercial, I expect them to appreciate as I improve Net Operating Income (NOI) by bringing vacant apartments back online; but I do not expect any appreciation from a general market improvement.  

I think I would dominate online marketing.

Have your attorney draft a document stating they agree to empty the property by such and such a date and hold money in escrow until it is complete. 

I suggest starting a conversation of mutual respect and sign a draft a new lease as the new landlord.
