This part of condo investing is not as simple as the HOA docs aren't public. 

. - Confirm gas, electric, water are all ON - Turn on heating unit, turn on AC (if applicable) and confirm heat/air coming through all vents - Run all faucets, shower, and flush all toilets, check for active leaks - Test every light fixture and every outlet - Confirm all appliances work - Check all windows/doors for any issues (air gaps, water leaks, locking, not opening/closing, slamming windows, etc.)

I would hire an eviction attorney to make sure all the docs and process are done correctly the first time around. 

Similarly I found a deal with a simple plumbing leak that led to a hole in the plaster, all of the larger banks would not even look at it.

IDK what he did but literally our whole house was leaking...literally everywhere.

The wrong name is put on an instrument or a name is misspelled, the wrong legal is used, the docs get recorded in the wrong county etc. 

The seller took care of some of the water damage today and there are no active leaks.
