If you are not able to find an accurate number of investors after skip tracing the address, I would recommend calling the listing agent of the flip and working through them.

Houston is a little expensive, especially when combined with current rates but there are some BRRRR deals that can work with decent ARVs...just as a quick example, here's a ranked list of properties by BRRRR in Houston - there's a few that potentially make sense but not a huge amount of choice.

Same law in Oregon and California not verbatim but same basic law.. pre foreclosure was how I used to acquire a lot of my properties in Clark co WA and PDX market once that law went in we had to stop but there are others I am sure that do not even know the law exists and just list to the gurus.

Yesterday, tenant found listing on furnished finder and made specific requests and they were hoping to get in that day, so I told them they could deposit cash in my bank and I would email the lease directly, which I did.

For marketing, best practices are:+listed it on two sites, one of which is Airbnb and the other is a long-term unfurnished site like Zillow, Turbo Tenant or Avail (people convert well on those sites)+Write the listing broad and avoid any preference for traveling nurses, medical professionals, insurance folks, etc.
