Roof is possibly the original, a/c is dated from late 90's but works, and most of the house has bare concrete floors, owner pulled all old flooring and trim up to install flooring, did only the kitchen and never finished the rest of the house.

@Michael Deering I have not heard anything of USPS vacating that site anytime soon.

Whats the best tool (site, app, company) you used to find current owners of multi-units/multiplex, small apartment communities?

The smart thing to do is price shop then get the closing date and have all this done by closing day so it’s already setup then you just call the insurer and let them know you just closed on the property .

@Ryan Wilkerson put the money in the bank and keep it for operation costs..get our site up to date...host a networking event at your current flip...do not spend on mailers...let the wholesalers do that and you go find your own deals by networking with agents and searching online yourself. 

It is a site for anyone that can work as much as they want creatively or on their own time.
