They would want to deed the house over to you and keep the mortgage in their name for two reasons: 1) they can't make payments anymore (they are defaulted, going into foreclosure, or some type of financial hardship) and are in danger of losing their home, and you would be offering to take over payments right away, so they NEED the relief/help that you are offering; 2) you will be saving their credit.

Does the yard have deep ruts, full of rocks maybe barried cables to trip over, if the lot is clear and you have not posed any danger to an ordinary capable person performing the job, I'd bet you would not be found to be negligent.

I may be completely wrong with my theory, but at least I will know that I did my homework.You have certainly done your homework, but one of the most dangerous things in investing, or anything else, is measuring the WRONG variable correctly and then basing your investing decisions off of them.
