How do they think the utilities are going to work if they're shut off? 

But your goals, timelines, etc are not outlined at all.Common issues I see on these forums: everyone thinks they are getting a little cash flow, but over the long term, they are a) not getting as much as they underwrite and/or b) typically hurting long term value by creating cash flow through deferred maintenance.  

I am Florida native and insurance decisions are critical, given we are prone to hurricanes.Any investors or professionals in the SWFL area, that can recommend an insurer or broker that they have positive experiences working with. 

What % of value do you think most property was being bid up to?

The groups I can think of have 30 yr track records, which started well before the world of social media and podcasting.  

He hosts a conference every year for real estate investors and has a youtube channel and I think has even written some books.

I would think that things like this are common wants for all STRs no matter where they are.

We use Bizcor but likely I think they are for larger portfolio sizes and may not be cost effective for just one unit.Having a direct booking site is a great idea.
