Speaking to your specific situation, I imagine the duplex has an old telephone box somewhere on site (unless it's very new construction).

Regardless of what I got I felt more comfortable in the construction business.

I remember being new construction left and right, and prices being much better than South Florida.

Do I need to pay someone to go there and assess the property, ( perhaps a rehab construction co ), If I go myself I still wouldn't know how to price it out, or should I just come up with a figure based on similar houses on redfin, etc. and just estimate about 40K in rehab cost.
