Price range from 191,800 - 309,000.

About 1/2 of my rentals are in between Lubbock and Amarillo and I have zero issues keeping them occupied.  30K is a steep remodel in that price range. 

Everyday I've been gathering on zoom with a few people that range from zero-2 investment properties.I'm trying to continue to stay active and educated in real estate!

I would like to take one topic, an enormous one, and explain how the regulated world of loans for housing has the adverse consequence of perpetual increases to housing prices all across the country, witnessed personally by all of us in the last 20-30 years, where few comprehensive answers to why markets continue to increase in price have been found.

The land is not doing anything useful, so I have been considering a microfarm with produce that will give a quick turn around in the 3-6 month range.

My scenarios with the deal analyzer show a price range of $649k (10 CAP) to $812k (8 CAP) and that's using current rent w/ what my expenses would be. 

I'm currently analyzing deals in the San Diego area right now, in the $750k-$1.3m range.

You can pick up SFH distressed around 40k, mid-range for 60k, and perfectly rehabbed for 100k.

Obviously a broad range, but the details are broad so the number is too.
